SINGAPORE (EDGEPROP) - The old Amber Park, which sits on a freehold site of 213,670 sq ft, has made way for a new landmark of the same name. The site was purchased en bloc by City Developments (CDL) and Hong Realty, a private real estate arm of Hong Leong Group, for $906.7 million in October 2017.

CDL was the developer of the original Amber Park too, which was built in the 1980s.

The reincarnated Amber Park will be a 592-unit luxury condo in three 21-storey towers. The project is designed by Chan Soo Khian, founding principal and design director of SCDA Architects, who is famous for the design of luxury developments in Singapore, such as The Marq on Paterson Hill, Leedon Residence and Nassim Park Residences.

The District 15 freehold condominium will have 36 facilities. On the ground floor, there will be a 50m lagoon pool, barbecue pavilions, hydrotherapy pool, fitness court and private dining lounge at Club Amber. On the 22nd floor, 235 feet above sea level, is a recreation deck, The Stratosphere. It has a lounge, sea-facing gym, 600m jogging track, yoga deck and an outdoor fitness corner. “Against the backdrop of the open sky and sea, the panoramic views from the Stratosphere will be unmatched as Amber Park will be one of the tallest developments in the area,” says Lee Mei Ling, CDL head of property development.

The major landscape areas will use harvested rainwater for water-efficient irrigation. There is also a siphonic rainwater discharge system on the roof. Other sustainability efforts at the development include the provision of recycling bins as well as using native plant species for extensive yet sustainable landscaping.

The developer has also chosen environmentally-friendly construction materials certified by Singapore’s Green Labelling Scheme. These include low-volatile organic compounds paints on the internal walls, which provides healthier indoor air quality.

At the same time, units and common areas at Amber Park are oriented for natural ventilation, and the facade will have glazing to lower solar heat gain. Balconies of the units will have aluminium fins for shades to keep out sunlight and heat. These features will lower the temperature in the units during the day, reducing the need to turn on the air-conditioning.

Units will also be fitted with a Smart Hub that is linked to the air-conditioning, lighting and door locks. The air-conditioning, LED lights, as well as lifts, will be energy efficient, while the sanitary fittings from Villeroy & Boch, Geberit and Grohe will also be water-efficient.

Aside from that, kitchens will be fitted with appliances from Swiss brand V-Zug and Bosch. The living/dining areas use marble flooring and the bedrooms will have engineered timber flooring.

This year, Amber Park won awards for Sustainability Excellence and Top Development at the EdgeProp Excellence Awards 2020. Last year, the project won the BCA Green Mark Gold Plus Award for Sustainability. Says Lee,

“Since 2011, CDL has set a minimum target for all new developments to be Green Mark Gold PLUS certified and we have been investing 2–5% of our construction cost in green features and innovation for over a decade. We are honoured to have received 110 Green Mark awards for developments and office interiors.”

Units at Amber Park range from one-bedroom units of 463 sq ft to six-bedroom penthouses of 5,005 sq ft. Penthouses and the four- and five-bedroom units will have private lift access. Additionally, selected units on the seventh floor and above will enjoy sea views.

The condo is a four-minute walk to the upcoming Tanjong Katong MRT station on the Thomson-East Coast Line and a five-minute drive to Parkway Parade and Katong, where there is a plethora of retail and F&B options. Cycling to Parkland Green at East Coast Park via the underpass at Marine Parade takes around five minutes. It is also well connected to the Central Business District, which is a 10-minute drive from the property.

Amber Park was launched in May last year. The highest psf price of $2,732 was achieved when a 4,392 sq ft six-bedroom penthouse was sold at $12 million in July last year.
